Buying off-plan in the DR: the process step by step

Buying off-plan — while the building is under construction — is the most common route into new construction in the Dominican Republic: launch prices are lower and payment is spread across the build. In exchange, the process has more stages than a finished purchase, and it pays to know them before signing anything.

The full journey runs from reservation to title, almost always in this order.

Reservation and promise of sale

Everything starts with the reservation: you hold the unit with a deposit and it comes off the available inventory. This is the moment for the big questions — final price, estimated delivery date, CONFOTUR status if it applies.

Then you sign the promesa de venta, the contract that fixes price, unit and payment schedule. It's the most important document in the process: have your lawyer review it before you sign.

Installments during the build

With the promise signed, you pay an initial amount and then installments — typically monthly — tied to construction progress, until delivery.

This is where construction transparency stops being a luxury: before each installment you can check the milestone reported by the building itself, with its date and record number. If progress stalls, ask before you keep paying.

Delivery and title

With the work complete you pay the balance, receive the unit, and the title process starts in your name. This is where legal accompaniment matters again: verify that the delivered unit matches what was promised before the final payment.
